Francisco Zarate

Francisco Zarate is the Founder and Principal of Fratelly Capital, where he leads internal operations with a focus on optimizing day-to-day management and business strategy across the portfolio. His responsibilities include sourcing, underwriting, negotiating, and closing acquisitions, as well as managing recapitalizations, dispositions, and refinancing. Additionally, Francisco establishes and oversees the company’s joint venture partnerships with institutional investors.

With over 25 years of experience, Francisco’s career began in the single-family housing sector before expanding into multifamily. He currently manages a portfolio of multifamily units across Virginia and North Carolina. Known for his conservative yet growth-oriented underwriting approach, Francisco ensures each acquisition aligns with Fratelly Capital’s long-term goals.

Before founding Fratelly Capital, Francisco was the Principal of Sunset Beach Holdings II, LLC, where he led the development of over $30 million in real estate projects. His expertise in property management and strategic asset enhancement enables him to identify high-potential operational improvements that drive investor returns.

Family is central to Francisco’s life. He enjoys spending time with his wife, children, grandchildren, siblings, and parents, and upholds a family tradition of gathering for breakfast at his parents’ home every Saturday. Francisco embodies the Zarate family’s commitment to corporate social responsibility, dedicating himself to making a positive impact on employees, shareholders, communities, and the environment.
